Real estate is fundamentally asymmetric. The vendor and their estate agent possess the historical data, the structural context, and the pricing strategy. The buyer is expected to make the largest financial commitment of their life armed with a glossy brochure and a 15-minute viewing. We built SettleIQ to change that.

Evidence, not estimates
We will not tell you what a property is worth. We show what identical properties actually sold for, each one named, dated and traceable to HM Land Registry.

We refuse before we guess
Below ten comparable registered sales there is no honest number, so we publish nothing and invoice nothing. A refusal costs us the sale and keeps the method intact.

Paid by buyers and buy-side partners only
Zero referral fees from seller agents. Nobody on the sell side has ever paid us, which is the only reason our answer can be inconvenient for them.
Our story
Built for computational leverage.
We're tech entrepreneurs and data practitioners, not local estate agents. SettleIQ is a product of Cerdas Labs, an AI venture studio, forged by a founding team with a combined thirty-five-plus years of data and product experience at Google.
Institutional funds do not buy assets on a gut feeling or a local agent's market appraisal — they rely on clinical, forensic data before committing capital. We founded SettleIQ to give individual buyers that exact same computational leverage.
We act as a forensic circuit-breaker: removing emotion from the transaction and replacing the seller's narrative with mathematical reality.
